This is the most common question we get when meeting with clients like you who are interested in putting their home up for sale. It makes sense, this isn't something most folks do more than a couple times in their life and it's a major decision. Our market is filled with agents who will say almost anything to get a listing, however, when you're in the process of picking the right agent to partner with to get your home sold, the most important thing you can do is ask that agent to give you a detailed marketing plan on how they are going to help you find a buyer. If their plan is to stick a sign in the front yard, put it on the MLS and their companies website, that might not be enough and really isn't going to help you stand out over the other nearly 5,000 homes for sale in our area. It's critical that you find an agent and team that is going to put an aggressive marketing plan in place to help you find that perfect buyer.
Great question, and with our team currently selling over 100 homes a year we certainly have the answer. We put together a detailed internet marketing plan that allows us to laser target potential home buyers in our market place. With the marketing partnerships we have, we're able to target down to the perfect buyer group and show ads specifically to them to help find that perfect group of buyers. Here's an example of what we're talking about. We recently listed a home in the Porter's Neck area that was a great fit for someone looking for a move up home. This home had been listed with another firm in town for the past 12 months at the same list price. It was priced above someone looking for a first home and was a good fit for someone specifically looking in that school district where there is a brand new school being built. Because we new this we were able to run advertising based on a buyer profile of exactly that. We ran ads that were only shown to Families over the age of 30, had a household income of over $75,000 and were classified as "likely to move" in the next 6 month (this is someone who has been in their first home for 3-5 years and is a prime candidate for a "move up" home like the one we had listed). We then ran these ads and sent those buyer's to a single property website we built. We like to do this because we spend a lot of time (and money) on targeting the right buyers and showing them ads, we want to send them to a website that is only going to show information on the home we want them to see. We don't have any other listings, no info about financing or how great our team is. The website we're sending them to is 100% dedicated to our clients home that we are marketing. When we first get a new listing we go heavy on our marketing and truly create a viral online response. For the home we just marketed in Porters Neck we had over 40,000 people in our target market view our ad, from that ad we have over 1,100 people visit the website and 91 people contact us through the email capture form on the website. We had 12 showings in the first 4 days, 3 offers on the property and we were able put the house under contract in less than 10 days. Needless to say our clients were very happy with the results we were able to provide especially considering they had no luck with the previous firm that listed the home for them.
